Step One - Listen

The first step in the property search process is for us to arrange a meeting with you and take a brief, building up a precise picture of your requirements and objectives. We will then give you a realistic idea of what is possible and what could be achieved within the parameters you have set out.

Step Two - Source

Using the information you have provided we will then commence with a proactive search of the entire market on your behalf using our full range of contacts. We will preview properties to shortlist the most appropriate. We will then organise viewing tours at a time that is convenient to you, whilst ensuring that you only see properties that closely match your requirements. If you are abroad we will send videos and pictures to constantly keep you informed.

Step Three - Negotiate

When it comes to negotiating the price of your property, we believe that nobody does it better than us. We have now been negotiating for our clients for well over a decade and have a reputation for securing excellent deals. Once you are completely satisfied with a property, and want to move towards purchase, we will commence our extensive due diligence to research the property. We will then start to negotiate the price on your behalf. Unlike estate agents, who work for the seller, our role as your adviser means we work exclusively for you, using all our skill and experience to ensure that the lowest possible price is achieved.

Step Four - Acquire

When a price has been agreed that is satisfactory to you, we will then do everything we can to ensure a smooth and thorough transaction takes place, taking all the stress and strain of dealing with exchange and completion off your shoulders. We will source and liaise with surveyors, solicitors and other necessary third parties, whilst keeping you constantly updated on progress. We will use our experience to guide you through what can be a very complicated and confusing process

Step Five - Tend

During the transaction and after completion we will act as a one-stop point of contact for all the various related issues that will come up when purchasing and owning a property in London, as well as how to find your feet in this amazing city. We will advise if required on the right solicitor and surveyor and we can advise and arrange a host of services which will help you to enjoy your new home. Since teaming up with Homes One Interiors we can provide full interior architecture and design services, realizing the investment potential of your property, and preparing it for resale and everything besides in between.

 

 

All of this means is that our offers are often given more weight than other buyers. We regularly win competitive bids, even when our clients’ bid isn’t the highest and this gives our buyers a significant advantage.

Our fees are a percentage of the purchase price with an initial retainer.
